Detailed description:

Provide an effective design process that supports the owner’s objectives and delineates the contractor’s contractual obligations, while meeting time and financial goals.

Create a strong “sense of place” for the end user and the community- both inside and outside the building.

Integrate the building’s design into the community in respect to access to parking, pedestrians and bicyclists.

Provide owners with effective interpretation of building and zoning codes at local, state and federal levels.

Orchestrate engineers to provide quality design and construction documents for:

Civil Engineering, Structural Engineering, Mechanical, Electrical, Plumbing and Fire Protection, Engineering, Cost Estimating.

Allen+Pepa Architects provides full architectural services for a broad range of building types. The phases of a typical project involve the following:

Schematic Design – Involves client’s program requirements, code and zoning review, generating designs and ideas at a loose preliminary level to quickly sift through various options.

Design Development – Refining of preliminary ideas with considerations of structural, mechanical and other technical consultants.

Construction Documents – The documents people call “blueprints” provide the technical details for the project to be accurately bid and built. These documents clearly define the requirements of the project for the contractor and are the client’s primary risk-management tool during the construction process.

Bidding / Negotiation – Involves answering questions, clarifying issues for the contractors, assist in comparing proposals and negotiating terms with final contractor.

Construction Administration – Involves field visits, shop drawing review, change orders, punchlists and payment reviews.
