homeowners' Association customarily does not hold title to the property, but rather serves as the vehicle through which decisions affecting the property are made. Some of the more important responsibilities of an Association are: 1.) Providing for the repair and maintenance of the common areas, 2.) Protecting the homeowners' shared investment, 3.) Establishing and collecting assessments to pay for the common expenses of all owners, 4.) Ensuring that adequate reserves are collected annually for future replacement of major components of the property, 5.) Administering the rules and regulations of the Association for the mutual benefit of all owners, and 6.) Creating a positive living environment for all residents.
